No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties under any circumstances.

When you provide your mobile phone number to Aspen II Homes through any website form, tour booking, or inbound text:

Inbound & Conversational Texting: Giving us your phone number on a form lets us call or email you about your request. It does not sign you up for marketing text messages. We text only people who text us first, and we do not send marketing or promotional texts. If you text our number, an automated assistant (an AI, not a person) replies, and we keep the conversation so our team can follow up.
Consent Not Required for Purchase: Agreeing to text with us is completely voluntary and is not a condition of purchasing any property, goods, or services from us.
Message Frequency: Message frequency varies based on how many texts you send us and the status of your inquiry.
Message & Data Rates: Standard message and data rates may apply as determined by your mobile carrier plan.

2. What We Collect

We only collect information necessary to respond to your home building or purchasing inquiry:

Contact Information: Your name, email address, and telephone number when you submit an inquiry, tour request, or chat message.
Home Preferences: Selected floor plans, community preferences, desired timeline, budget ranges, and any specific questions or notes you provide.
Chat Messages: If you use the chat assistant on this site, we keep the messages you type and the assistant’s replies. The assistant is an AI, not a person. Please do not type Social Security, bank or card numbers into the chat. If you ask for a tour or call, we save the date and time requested.
Optional Questionnaire Details: Details you choose to provide in our "Tell us more" section, such as contact preference, whether you are a first-time homebuyer, or military/VA eligibility.

3. How We Use Your Information

We use the information you provide solely to:

Answer your questions and follow up on your requested home models or community availability.
Schedule, confirm, and coordinate on-site model home and homesite tours.
Provide preliminary financing program information and architectural plan details.
Deliver prompt customer service (within 30 minutes during business hours).

We do not sell, rent, lease, or monetize your personal information to third parties.

4. Who Handles Your Data

We work with trusted infrastructure service providers to operate our business and website securely:

Our Internal Team: Aspen II Homes staff members who review and reply to your inquiries.
Vercel: Our web hosting infrastructure provider, maintaining secure server logs and standard connection telemetry.
Google Workspace: Our secure email platform where form submissions and notifications are received and managed.
Resend: Secure transactional email delivery service used to route website inquiries to our team.
Supabase: Encrypted, private database storage used so customer inquiries and chat records are never lost.
Anthropic: The AI provider powering the website chat assistant's responses. Messages typed into the chat are processed to generate answers.
BuildZoom: An informational credential badge in our website footer that counts display impressions.

If you specifically request financing assistance, we may connect you with a vetted preferred lender only with your explicit permission. Even in this case, text messaging opt-in data and SMS consent remain strictly internal and are never transferred.

5. Website Analytics & Cookies

We believe in transparent, privacy-respecting analytics:

First-Party Traffic Analytics: Our primary traffic analytics sets zero cookies, stores no persistent tracking identifiers on your device, and does not record personal IP addresses. Unique daily visitors are estimated using daily rotating cryptographic hashes. If your browser sends a "Do Not Track" (DNT) or "Global Privacy Control" (GPC) signal, analytics is disabled immediately.
Google Analytics 4: Measures aggregated site metrics (pages viewed, device type, approximate geographic region). We do not use Google Analytics to serve retargeting ads. You can disable this tracking via browser settings or the Google Analytics Opt-Out Add-on (opens in a new tab).
