How Dream For All works

It is a shared-appreciation loan, not a gift. When you sell, transfer the home or pay off the first mortgage, you repay what you borrowed plus a share of the increase in the home's value.

  2. Talk to a CalHFA-approved lender. CalHFA programs are offered only through approved, trained loan officers.

Common questions

Do I have to be a first-time buyer for these programs?

MyHome and Dream For All require first-time buyers, and Dream For All also needs at least one first-generation buyer. VA and FHA loans do not require you to be a first-time buyer. Each program defines "first-time" its own way, so your lender confirms whether you qualify.

Is there an income limit?

Yes for the CalHFA programs. Limits are set by county and household, and Kern County has its own figures. A CalHFA-approved lender checks your household against the current limits.

Can I combine CalHFA help with the builder's early-buyer credit?

Often a builder credit and down payment assistance can be used together, but the lender and program rules decide how. Ask us and your lender to run the numbers together before you reserve.
